We do not charge any ‘up front’ fees and there are no hidden fees. We charge just one fee that is paid by your Solicitors from the proceeds of your sale once you have moved.
We operate on a ‘no sale, no fee’ basis. There are no charges to remove your property from the market if you change your mind or circumstances change.
Buying
Buying a property is a huge commitment as we all know and the biggest investment many of us make. Getting it right is so important. We can help you in your search, make all arrangements and of course draw on our knowledge and experience to advise you carefully. We will manage your purchase right through to you moving in, making matters as smooth as possible. Make our experience count for you. We recommend from a small panel of trusted Solicitors that we have worked with for several years. We can, of course, arrange quotes for you. Choosing the right legal help cannot be left to chance.
We can offer you the services of an Independent Financial Advisor to help organise a great mortgage. The advise is free to all our customers.
We can also help you arrange a survey on a purchase if you wish; we work closely with a very experienced local companies and quotes can be organised for you.

Lettings
For Landlords
We understand what it takes to make sure that a let is successful. The quality of Tenant is of course key and we take great care before we recommend anyone to our Landlords. We build strong relationships with our Landlords and Tenants which helps in keeping matters running smoothly. We look after properties carefully with regular inspections and reports as well as only using highly recommended local trades people to carry out works. You and your property will be looked after locally by highly experienced staff. We will tailor our service to suit you but in general there are three levels of service to choose from; full management, rent collection and tenant find. We detail all matters regarding our service and charges in writing in our Service Agreement so that it is clear what our responsibilities are and all the costs involved. All matters will be totally transparent.

For Tenants
Trying to find a suitable property to let can be a minefield. We will and want to help you as much as possible. You will find us friendly, helpful and professional. We can discuss your requirements and let you know of anything that we think is suitable. We will arrange viewings to suit you and of course give you as much detail as you need and want including all details of costs.
We will do our best to make matters as simple and transparent as possible.
Tenants Fees:
Holding deposit (per tenancy). One week’s rent.
This is to reserve a property.
Security deposit (per tenancy, rent under £50,000 per year). Five weeks’ rent.
This covers damages or defaults on the part of the tenant during the tenancy.
Security deposit (per tenancy, rent of £50,000 or over per year). Six weeks’ rent.
This covers damages or defaults on the part of the tenant during the tenancy.
Please note Nicholls Residential do have a Client Money Protection scheme with UK Association of Lettings Agents (UKALA). Nicholls Residential are members of The Property Ombudsman redress scheme. Nicholls Residential use the Deposit Protection Scheme when placing security deposits.
